CASTLO Industrial Park Infrastructure Features
LOCATION: The CASTLO Industrial Park is located alongside the Mahoning River adjacent to the Central Business District of the city of Struthers, Mahoning County, Ohio, about five miles southeast of downtown Youngstown, Ohio. It is also midway between Cleveland and Pittsburgh (65 miles) and New York and Chicago (400 miles).
AREA: The Industrial Park contains 120 acres on level land and includes 12 buildings which collectively total approximately 563,544 square feet. The buildings range in size from 4,000 to 300,000 square feet. The Industrial Park is bounded on the south by Norfolk & Southern Railroad, on the west by South Bridge Street (Ohio Route 616), on the north by the Mahoning River, and on the east by Panther Run.
RAILROAD: The 62-mile post of Norfolk & Southern’s E & A Branch is at the south boundary of the Industrial Park. A CSX line is across the Mahoning River to the north. Switching service is available from the Genesee & Wyoming (formerly the Ohio Central Railroad.)
HIGHWAYS: South Bridge Street (Ohio Route 616), which generally travels in a north/south direction, serves as the Park's west boundary. Interstate 680, which connects to I-76, I-80 and Ohio Route 11 (the Lake Erie to Ohio River Freeway), is approximately two miles west. Ohio Route 616 also links with U.S. 224 and U.S. 422 (three miles south and north, respectively) and I-80 approximately eight miles north.
WATER: CASTLO owns two water lines which traverse the Industrial Park: an 18", 12", 8" raw water line, and a 6" treated water line. Both water lines are loop systems. Water is provided by the Aqua Ohio, Inc.
GAS: Dominion East Ohio maintains a 6" high pressure line within the right-of-way of all CASTLO Industrial Park roadways. An 8" medium pressure line is also available along South Bridge Street. A locating industry would obtain a service connection after negotiating directly with Dominion East Ohio.
POWER: The Industrial Park is in the service area of Ohio Edison, and 3-phase electrical service is available within the right-of-way of all CASTLO roadways and along South Bridge Street. A locating industry would obtain a service connection after negotiating directly with Ohio Edison.
SEWER: Building "A" is served by an 18" and 12" sanitary sewer line within the South Bridge Street and adjacent alley right-of-way. Buildings "B" through "K" are serviced by 10" and 12" lines within the right-of-way of CASTLO's roadways where the sewage is pumped via a lift station to a sewer line on Lowellville Road which flows into the Struthers Waste Water Treatment Plant. The Struthers plant has a treatment capacity of 6.6 million gallons per day with an average flow of 4.0 million gallons per day.
ZONING: The Industrial Park is zoned Industrial A in accordance with the Planning & Zoning Code for the city of Struthers. Except for uses which are considered injurious, noxious and offensive, most heavy and light industrial uses are permitted.
TAXES: The Industrial Park is within the Struthers City Tax District which has a 2008 tax rate of $66.155077 per $1,000 of assessed valuation. Assessment is based on 35% of market value.

CASTLO will lease its buildings on either an "as-is" basis or in accordance with the specifications of a prospective tenant. Vacant land is also available for lease in its present state or to accommodate the construction of a new building. CASTLO will also consider selling portions of its property to prospective job-intensive businesses.
